Water Under a Tile Floor: Why It Does Not Show

Tile on a slab looks undamaged while the mortar bed beneath it stays wet for months. The evidence turns up at the edges of the room instead.

Tile over a concrete slab is the default here for good reasons, and it has one property that makes water damage hard to read: the surface you can see is waterproof, and the layer holding the water is underneath it. Where the water actually goes

Under the tile sits a bed of thinset or mortar, and often an older layer of the same from a previous floor. That material is porous, and water that reaches it through a grout line, a cracked tile or an unsealed edge is absorbed and held.

Concrete underneath is porous too. A slab can take up a substantial quantity of water and release it very slowly, and the tile above acts as a lid that prevents evaporation upward. What that produces is a floor assembly that is genuinely wet with a surface that is genuinely dry.

Water also travels sideways under tile far further than people expect, following the path of least resistance across the bed. A leak at a shower can wet the floor of the next room.

How to tell without lifting anything

Grout is the honest part of a tile floor. Darker grout lines in one area, particularly a patch that stays dark when the rest of the floor has dried, indicate moisture in the bed below.

Baseboards are the second indicator. Water moving under tile reaches the perimeter and wicks up into the baseboard and the bottom of the drywall, so swelling, bubbling paint or a dark line along the bottom of the wall is often the first visible sign anywhere.

Tap across the floor with a knuckle or a coin. A hollow sound where neighboring tiles sound solid means the bond between tile and bed has failed, and moisture is the usual cause. Loose or lifting tiles, and grout that crumbles when scraped, point the same way.

Then there is the smell, which for a slab floor frequently arrives before anything visible at all.

Why it matters if nothing looks wrong

Two consequences. Trapped moisture keeps the base of the walls wet, and the paper facing on drywall plus wood baseboard and cabinet base are all materials that support growth. That is the smell people notice months later.

The other is bond failure. Water in the mortar bed weakens the adhesion, and tiles begin to loosen, crack along grout lines or lift at corners. By the time that is obvious the floor may need replacing rather than drying, and a floor that could have been dried has become a demolition job.

How a wet slab is actually dried

Surface air movement does very little, because the tile is in the way. Drying a slab assembly usually means creating a path for the moisture to leave.

Cabinet toe kicks and the perimeter are the usual access, with air injected under the tile at the edges. Where the bond has already failed, removing a small number of tiles at strategic points opens the bed directly. Specialized mat systems draw moisture up through a drilled or opened path under negative pressure.

Desiccant dehumidification often appears on these jobs because slab drying wants very low humidity to keep the gradient moving, and it takes longer than drying a wood floor. Patience is part of the method rather than a sign it is not working.

The baseboards usually come off

Expect it, and it is not the crew being destructive. Removing baseboard opens the wall-floor junction, which is both where the wicking damage is and where air needs to get in to dry the perimeter.

Drilling small holes through the bottom plate area behind where the baseboard sits is common for the same reason. All of it is hidden when the baseboard goes back, which is why it is the least costly place to open.

A supply line inside or under the slab, which shows as a warm spot on the floor if it is the hot line and as an unexplained rise in the water bill either way. A drain line failure under the slab. A shower pan that has failed and is leaking into the surrounding floor rather than down the drain.

Water entering from outside during heavy rain, where grade or a blocked drain sends water against the house and it moves under the slab edge. And the condensate line again, which in this climate causes a remarkable share of everything.

When to have it looked at

A dark grout patch that does not fade, baseboards swelling anywhere, hollow-sounding tiles in an area, a musty smell near the floor, or a water bill that moved without explanation. Any one is enough to justify a meter reading, which is quick and non-destructive.

The reason to do it early is entirely economic. A slab caught while the tile is still bonded is a drying job. The same slab six months later is a floor replacement, and the walls have usually joined in by then.
