Water runs downhill, and in a 30-story tower one failed angle stop on the 22nd floor becomes eleven damaged units by the time anyone calls. That's the job here. A riser lets go in a stack along Country Club Drive and we're not drying an apartment — we're mapping a vertical path through ceilings and chases, unit by unit, so adjusters can sort the association's master policy from the owner's HO-6.
Access is half the battle. Freight elevator windows, a COI before the truck opens, a building engineer you have to reach at 2am. Plenty of units near Aventura Mall sit empty for months while owners are out of the country, so a supply-line leak is already a mold job by the time a neighbor smells it.

Who pays — the association or me?
Usually both, in pieces. The master policy tends to cover the envelope and common elements; your HO-6 covers interior finishes and flooring. We document the source and the path so that split rests on evidence, not an argument between adjusters.
Can you work at night, or do we wait for management?
We start once the building lets us in. Most towers here want a certificate of insurance and a scheduled freight elevator, and some won't open the dock after hours without a manager. Call anyway — we'll chase the building contact while we're en route.
