Off NW 183rd, the streets running back into Norland and Bunche Park are lined with CBS ranches from the 50s and 60s. Solid houses. What's failing is under the slab — cast iron drain lines spec'd for maybe 60 years and now well past it. Calls that start as "the hallway carpet is wet" end as a collapsed lateral. Same story in Carol City and Andover.
The rest of the work is water coming from outside. Streets near NW 47th Ave and along the Snake Creek Canal hold water after a heavy band, and an older roof lets it into the ceiling before the yard ever drains. We extract, contain, dry the structure, and document what the adjuster will ask for. Hard Rock traffic aside, we're minutes off the Palmetto or the Turnpike, day or night.

My drain backed up into the tub — is that covered?
Depends on the policy. Sudden backups often are; slow seepage from a failing cast iron line usually isn't. Plenty of homes here carry Citizens policies with a mold sublimit, so we document cause and timeline from the first visit.
Do you handle sewage, not just clean water?
Yes. Category 3 gets treated differently — porous materials come out, the area is contained and disinfected, and we dry to a moisture reading, not to the touch.
