Out past Flamingo Road, where Pines Boulevard runs toward I-75, the housing changes character fast. Chapel Trail, Silver Lakes, Grand Palms, Towngate — eighties through two-thousands tract homes and townhomes, and that means polybutylene and early CPVC still hiding in a lot of walls. A supply line lets go behind a laundry wall and the water travels the whole slab before anyone hears it. East of University Drive it's a different animal: sixties and seventies ranch, older cast iron drains, sewage backups that need containment before anything else happens.
This whole area sits on drained Everglades. The water table is inches under the sod, the retention lakes stay full, and when the C-11 canal system got overwhelmed in June 2024 plenty of garages and first-floor units took water that had nowhere to go. Drying a slab here isn't the same as drying one on higher ground — it takes longer, and rushing it is how you end up with mold six weeks later.
Townhomes, HOAs and the 55+ buildings
Shared walls make everything a negotiation. In Century Village and the townhome communities, a leak in one unit is usually two owners, an association, and two adjusters. We scope the whole affected assembly, not just your side of the drywall, and we'll walk an older homeowner through it slowly if that's what's needed. Call anyway. Associations typically cover common elements and the building envelope, but drying and rebuilding inside your unit is usually yours. Either way, extraction can't wait on a board meeting — we document what belongs to whom so the claim gets split correctly later.
Why does drying take longer out here than my friend's house up north?
High water table and a concrete slab. Moisture keeps wicking up from below, so equipment has to run until meter readings actually hold steady, not just until the carpet feels dry. Pulling gear early is the number one cause of mold callbacks in this area.
