A 1950s three-bedroom off SW 72nd had water coming up through the terrazzo in the hallway — no rain, no roof issue. Cast iron under the slab, rotted through at a joint. That's the usual story down here. Sitting up on the coral ridge means you're not fighting street flooding the way our Hialeah customers do, but the plumbing in these houses is old, and galvanized risers and 70-year-old drain lines fail on their own schedule.
Access is the other thing. Half the streets near Red Road have canopy so thick you can't get a truck close, and a lot of the older lots back onto rear alleys. We plan for longer hose runs and hand-carried air movers rather than showing up and improvising in your driveway.

Do repairs here get permitted through Miami-Dade?
No — South Miami runs its own building department, so permits for structural or plumbing repairs pull through the city, not Miami-Dade RER. It's a smaller office and the process is its own thing.
My slab leak soaked the terrazzo. Can that be dried?
Usually, yes. Terrazzo over slab holds moisture underneath, so we meter it and dry the assembly rather than just wiping the surface. Walls and baseboards near the leak get checked too — that's where mold shows up first.
