My unit sits empty most of the year. How bad does a small leak get?
Bad. At 75-80% humidity, a slow drip nobody catches for a week is a mold job, not a drying job. Water sensors under the sinks and at the heater are cheap insurance, and leave building security a number someone actually answers.
Do you deal with the association, or do I?
We do. Certificate of insurance to management before equipment goes in, elevator and hallway protection coordinated, and the affected units and common areas documented so your carrier and the board aren't arguing over the same wall.
